The QuikTrip Store Development department is now accepting applications for a Real Estate Project Manager I to work in an existing QT market or RSN market in the following cities:

The primary purpose of this position is to obtain the necessary zoning, plan approvals and permits for the construction of new stores and store projects while maintaining relationships with state and local government agencies and elected officials. This position will report to the Director of Real Estate or Division Real Estate Manager.
The requirements for this position include:
- College degree in project management, engineering, business, real estate or equivalent experience.
- Two years’ experience in project management, engineering, real estate, business or
- Construction management or two years’ experience in QuikTrip management or Store Development.
- Manage all aspects of large projects, excellent negotiating/supervisory and organizational skills.
- Personal computer skills.
- Critical thinking and problem-solving skills.
- Must be able to travel, extensively at times, to existing QT markets and/or other regions we are working.
The hours for this position are generally Monday - Friday, 8:00 a.m. to 5:00 p.m., but may vary according to projects and deadlines. The pay range for this position can be up to $103,300-$129,200 per year, depending on related experience.

Major functions for this position:
1. Manage the development process for new store construction and projects. 40%
- Develop, implement and maintain critical path and development strategy for each project.
- Ensure speed and proficiency in obtaining zoning, variances, permits, corporate approvals, and property closing.
- Limit company exposure to dead deal expenses.
- Utilize Microsoft Project and Project Web Access as a primary communication tool.
- Develop and maintain expert development knowledge of your market areas.
2. Represent the company on zoning, planning and variance issues. 20%
- Meet with state, county and city planning, zoning and engineering departments.
- Attend relevant public meetings.
3. Provide Store Development team members, civil, architectural, and other involved consultants with direction for site layout and building/canopy design. 10%
- Satisfy federal, state and local municipal requirements.
- Maintain QuikTrip standards for access, parking, visibility, signage, drainage, design, brand, lighting and profitability.
4. Coordinate easements, utilities, property dimensions, etc. with Real Estate Manager, Store Development Coordinator, seller and adjoining property owners. 5%
5. Maintain professional working relations with utility companies and state, county and city governmental agencies and elected officials to the benefit of the company interest. 5%
6. Prepare and conduct Project Review Meetings per guidelines. 5%
- Accept project hand-off from the Real Estate Manager.
- Facilitate Initial Project Strategy Meeting.
- Facilitate CDP and Final Review Meetings.
- Conduct a pre-bid meeting with the Construction Manager to communicate details of all design, permitting, utility, signage, landscaping, potential construction issues and any other pertinent information regarding the project to facilitate an accurate bid letter for the general contractor.
7. Assist Construction Manager during the construction process to resolve issues, conflicts and control costs. 5%
8. Coordinate preparation of contracts, easements and development agreements with the Real Estate Manager and attorneys to ensure QuikTrip's rights are protected. 5%
